REO & institutional services

REO assignments, handled with judgment.

Calm field execution. Clear communication. Accountable follow-through. More than 20 years of REO and default servicing experience for major banks, servicers, asset managers, investors, and institutional clients—from first contact through closing.

01 / Capabilities

The work behind a well-managed asset.

Every assignment has its own pressure points. Support is tailored to the asset, the client’s direction, and the realities on the ground—with steady reporting throughout.

01

BPOs & property valuations

Broker price opinions, property valuations, competitive context, and pricing recommendations grounded in condition, location, and local buyer behavior.

02

Occupancy, access & legal coordination

Occupancy verification, professional occupant contact, access coordination, lockouts, and support through the client-directed eviction process.

03

Cash for Keys

Clear, respectful CFK coordination within the client’s authorization, with attention to expectations, deadlines, property condition, and documentation.

04

Preservation & municipal matters

Property preservation oversight, municipal violation follow-up, and timely escalation when a condition or compliance issue needs client direction.

05

Title, repairs & bid review

Title research, repair recommendations, vendor coordination, and bid review to help align scope, cost, and disposition strategy.

06

Marketing & offer management

Disciplined market exposure, buyer qualification, offer analysis, negotiation, and clear recommendations focused on execution—not noise.

07

Closing coordination

Active follow-through across attorneys, buyers, lenders, title, vendors, and the client so open items stay visible and the file keeps moving.

02 / Repaired marketing strategy

From approved bids to a market-ready asset.

When a client chooses a repaired marketing strategy, I help translate approved bids into a coordinated renovation plan—guiding selections, monitoring progress, documenting conditions, and keeping the finished product aligned with the target buyer and local market.

Define the right scope.

I help clients evaluate bids and prioritize work that protects the asset, improves buyer confidence, and supports the pricing strategy—from roofing, gutters, siding, windows, boilers, HVAC, plumbing, and electrical to structural, drainage, and safety items.

Choose for the market.

Colors, cabinets, countertops, flooring, fixtures, appliances, paint, trim, doors, hardware, lighting, landscaping, and curb appeal are selected with the likely buyer, neighborhood expectations, durability, cost, and resale impact in mind.

Carry the work through marketing.

I coordinate with vendors, track visible progress, flag scope or workmanship concerns, document completed repairs, recommend final presentation items, and connect the renovation to pricing, photography, launch, buyer feedback, negotiation, and closing.

Field presence

Prepared for the property as it is.

REO conditions are not always predictable. Protective equipment, direct observation, practical documentation, and prompt escalation help turn what is found on-site into clear next steps for the client.

Documented in the field.

Property conditions, access events, technical findings, and active repair work are recorded so decisions can be made from what is actually happening at the asset.

Access & possession

Calm coordination when possession is sensitive.

When an assignment reaches a client-directed lockout or eviction, I coordinate access, document the field condition, keep the client informed, and maintain a professional presence alongside attorneys, vendors, law enforcement, and other authorized participants.

Cash for Keys

A firm process. A human conversation.

CFK works best when the occupant understands what is being offered, what is expected, and what comes next. That starts with listening.

Listen before solving

Occupants are more likely to engage when concerns are heard and questions receive direct, respectful answers.

Set clear expectations

Terms, condition requirements, key dates, and next steps are communicated plainly—without creating promises outside the approved terms.

Document the handoff

Contact attempts, discussions, commitments, property condition, and final delivery are tracked so the client has a usable record.

Protect the client relationship

Professionalism at the door reflects on the institution behind the assignment. Every interaction is handled with that responsibility in mind.

03 / Execution

One accountable line through the assignment.

The value is not just completing tasks. It is knowing what matters next, communicating it early, and keeping the file connected from field condition to market result.

01

Assess

Review direction, property status, occupancy, local conditions, and immediate risks.

02

Stabilize

Coordinate access, occupant communication, CFK when authorized, and property needs.

03

Position

Build a pricing and preparation strategy suited to the asset and the market.

04

Execute

Market, negotiate, report, resolve open items, and drive toward a clean closing.

04 / Experience

Experience without the performance.

More than 20 years in REO and default servicing, backed by hands-on experience with distressed properties, institutional assignments, and traditional residential sales.
